HOAs and condominium associations across Georgia need your help opposing two bills that would significantly impact community associations you serve.
The Georgia Legislature is considering two bills — SB 107 and SB 108 — that would be devastating for community associations.
Your voice is needed to help protect the financial stability and governance of Georgia’s condominium and homeowners’ associations.

Assessments to be waived for some owners while shifting financial burdens onto other responsible members.
Weakening Community Governance
Restricting enforcement of covenants and creating unnecessary administrative hurdles.
Adding Costly Bureaucracy
Imposing an oversight office and excessive regulatory requirements, and mandating new state fees.

- Waive assessments for certain homeowners for at least 12 months, increasing costs for others.
- Require associations to refund certain assessments.
- Make association liens subordinate to unpaid medical bills.
- Mandate alternative dispute resolution—at the association’s expense—for any lot owner, including assessment disputes for any amount due.
- Prohibit foreclosure on liens that include fines, late fees, or court costs, making it harder to enforce community restrictions and rules.
- Establish a Community Association Ombudsman’s Office to oversee elections, investigate complaints, and recommend fine waivers.
- Require associations to pay $25 per unit/lot annually to fund the Ombudsman’s Office, increasing financial strain on communities.
